I got both licenses because one was never enough.
In most transactions the agent and the lender have never spoken to each other. The agent writes an offer that looks strong on paper; the lender discovers on day three that the property, the income, or the timeline will not support it. By then you are renegotiating from a weak position, or losing your earnest money, or starting over.
I hold a real estate license in Ohio, Texas, Florida, North Carolina, Illinois, California and Georgia, and I originate mortgages in California, Texas, Florida, North Carolina and Ohio under NMLS 2705737. When we look at a property, I am already running the financing in my head — and when we structure the loan, I know exactly what the contract requires.
I also invest personally. That matters more than it sounds: when a client brings me a rental deal, we are looking at the same spreadsheet with the same scepticism, not a listing sheet and a hopeful cap rate.
How I work
- Lower fees, not lower service. Listing side from 1% and buyer rebates where permitted, because I run lean rather than because I do less.
- The arithmetic is shown. Not "trust me, this is a good rate" — here is the payment, here is the break-even month, here is what it costs if you move in five years.
- Independent, not captive. As a broker I shop 140+ wholesale lenders rather than selling one institution's menu.
- One point of contact. The person who prices your file is the person who clears the conditions. No queue, no new name at every stage.
- Honest about timing. If the numbers say wait six months, that is what you will hear. A bad purchase is worse for both of us than no purchase.
